Deal Or No Deal This might be my first wholesale deal help

I might just get my first deal if I play my cards right but I need you guys help please !

I saw a property and contacted the agent on Zillow I got in touch with the buyers agent he says he has lots of off market properties... fast forward

He emailed me a property and the terms of purchase and one of them is POF and $5000 EMD NON REFUNDABLE

AM I SUPPOSE TO SHOW POF OR IS THE END BUYER ?

AM I TO PAY THE EMD OR IS IT THE END BUYER ?

Asking is $167,500

ARV $269300

Rehab heavy 50-70k

Assignment $15k including EMD NON REFUNDABLE WHICH IS $5k

MAO $108510

Agent need pof or escrow deposit

Seller is relocating and inspection would have to be when inspection period until Wednesday (I don’t understand what that means)

HELP !! DEAL OR NOT
