Newbie Here: Crazy Market with Property selling above Value

I am new to investment properties.  I am looking to buy in NC but everything in my target price range is selling well over appraisal value. In the current market things are selling within 24 hours and well over asking price-its crazy.  I have run my numbers and I am fine with breaking at 0-2% because it is going to be a long term investment that I hold, but SHOULD I buy in the current climate.  I don't want to overpay for anything and lose in the long run. Thanks

@Megan Callahan yep I hear you, it's the same here in Pittsburgh where I am.  I agree with not overpaying but I think continuing to offer is the right strategy.  Congrats on getting started.
