Creative Financing for Down Payment on a Turnkey?

Hey everyone, 

I am just getting started in real estate investing and between going to school full-time and working full time, I don't have much excess time on my hands to find deals. I have been looking into turnkey companies and really like the idea of being able to be almost completely hands off for my real estate investments right now. However, I don't quite have enough for a down payment on most of the deals I am seeing from these turnkeys. I was hoping someone may have some insight as to ways to get money for a down payment, I have a great established credit and decent w-2 right now while still being in school. I graduate next May(PharmD) and have a job lined up that will increase my income by at least 4x so I could just wait until then but I feel as though the sooner I can get started, the better. If anyone has experience in this type of situation or just has some knowledge to lend I would greatly appreciate it. Please feel free to contact me directly or just reply to this post. Thanks!
