Getting Started in RE Investing

Hey everyone! New Pro member here and I have a question about partnerships.  I live in NJ and I've been looking for a money partner for out of state investments.  I have been talking with a realtor/flipper in a target market of mine for about five months now.  My RE agent mentor and future business partner and myself are actually flying out to meet her and some members of her team in a few weeks.  My question is how do you find partners on investments particularly ones providing capital.  I rather use a private lender over a hard money lender to start out.  I have tried talking to family and friends and I've been to my local meetup and after presenting research on the market and showing people her past successful flips I'm finding it hard to convince people to venture out of state.  I appreciate any advice and knowledge.  Thank You
