About to pull the trigger on my first deal! What do you think?

So here we go.. I am about to begin the financing on my first rental property. My brother and I will be partners. He is autistic and we will go in this together to begin our BRRRR adventure. I wanted to do this with him to help him financially and he has a love for this type of investment. We have done more studying than I can fathom.

Here is the deal:

4 units in one building

-2 efficiency apartments upstairs

-2 one bedroom apartments downstairs

Currently she is renting the 2 upstairs for $450 including utilities and the 2 downstairs for $550.

-has gas heat and electric appliances.

She is asking $80,000.

Good foundation

Good roof

Completely renovated in 2008.
