Roofstock & Turnkey Accuracy

Has anyone used avenues such as Roofstock or other turnkey companies? Looking to potentially use this route to purchase my first out of state property and cap rates, COC look high on websites as compared to my own analysis. Would like to go this route if possible as I am a new investor.
