comps for niche housing

I'm very new to BP and just learning.

As I'm looking around there are lots of empty lots for sale. Most are residential not commercial. A lot are also in established neighborhoods. If I find random residential land in established neighborhoods and slap a tiny house or container house on there, how would i figure comps to sell it?
