How do they appraise multi-units?

I need a certified bank appraisal in order to get a mortgage ona an 8-unit apartment building. Anyone know how they appraise these? Do they simply appraise it by square footage and location like a single family home or do they factor in the rental income and the fact that it's an investment property?
