Advice on possible first rental property

Hi All,

I'm looking at buying a 1/1 condo to use as a full time residence for 6-12 months, then use it as a rental. There are three 1/1 units for sale in this complex listed between $109,900 and $124,000. From the comps, my realtor feels these will sell closer to $95-115,000. The $109,900 unit is mostly remodeled, the $124,000 unit is fully, high quality remodeled and 2nd floor.

Below is a screen shot of the numbers using the $109,900 asking price. 

Am I missing anything? Would this be a decent cash flow for a first rental property?

Any advice/input is greatly appreciated.
