BRRRR Cashflow on a SFH

Hi all,

I'm a noobie just getting started, been running a few analyses a day using the BP BRRRR calculator. I'm getting more comfortable with my numbers when estimating ARV, rent and rehab costs, but some of the best cashflow and ROI numbers I've been able to find on SFHs have been right around $100 per month. Seems fairly low. I'm not sure I'm being too conservative, the deals aren't that great, that's just my market, or that's average cashflow when BRRRing small SFHs. I'm curious what kind of cashflow others are able to achieve when BRRRRing. Thanks!
