Creative financing options for my second rental property?

Hey guys!

Just checking in to see if anyone has any creative input on ways to secure my second rental property with minimal money down. Pretty much a house hack lol. I know I could do owner occupied financing but lenders have told me that I can only do this as a secondary home ( so only single family residence) primarily because I live in one side of my duplex that I currently own now. I've also heard I could do owner-occupant financing on another duplex or quad-plex if the loan amount is higher than my existing property?  What are ways to get into 2nd Rental Property  w/out having to put 20-25% down or is there another option I haven't considered. Ideally another house hack for another rental ( duplex / 4 plex). Thanks so much!
