Should I buy my first deal off market WO a Realtor?

My partner has found a house that is not on the market yet, and I'm hoping to scoop it up and save the seller money. All cash, 21 day close.

Should I involve a realtor? Is it safer that way?

What problems am I looking for? Can I still get an inspection without a realtor?
