Things learned from my first tenant turn over

Just about six months ago I had my first tenant turn over on the duplex I purchased back in 2018. The tenants I had initially rented to stayed for about a year and a half before submitting their intent to vacate. They ended up purchasing a house a few blocks away. Very proud of them!

I documented everything during the exit interview, got keys and started doing the repair work. While doing repairs I started showing the unit to perspective tenants setting up meeting times and the likes. I had so many no-shows, it drove me insane.

Eventually I was able to find well qualified tenants and was able to place them without any issues and they have been fantastic ever since.

Jump to now... I recently started listening to BP podcasts from the start. Episode 1, I just hit episode 66. I kept hearing people’s favorite book of Landlording on Autopilot. I’m roughly an hour in and it’s already completely changing my views and formula moving forwards in regards to tenants, how to screen them and the likes.

So the TL:DR is... I made finding tenants difficult the first time, I suggest Landlording on Autopilot for people without a system in place.
