Under contract and under way to my first rental

Howdy y'all,

Just wanted to share somewhere, and figured this was the best place.

Went under contract this week to buy my first investment property. It's a single family home in the Austin area, near fantastic schools, and currently being rented. Numbers ran looks like after rent raise to get to current rents it'll cash flow $150-200/mo.

Couldn't be more excited.

I'm sure I'll feel less excited when a large unexpected expenses pops up, but that's what we signed up for right?

I've been hoping for this opportunity for a few years and finally had the stars align to make the jump. Better late than never.
