Where Do I find investment properties that I can Fix and Flip?

Hi,

I'm new to this real estate investment game and I would love to know, Where do you find properties to Fix and flip, properties you can turn into rentals, etc? I've taken real estate investment courses and I've listened to many podcasts. I feel like you can only learn so much until you actually dive into the real estate investment and start gaining experience. So for all my experienced and beginning real estate investors, where can I start to find properties? Or what advice do you have on how to start? I would love to read any advice or lessons you've learned along the way!
