Philly License Requirements

Here's a question to all the Philly experts...

Hey everyone, I'm looking to use the BRRRR strategy for property North of Temple University. I have experience as a property manager, I'm a licensed broker in NY, and well-versed with LIHTC. I also recently completed my PHA HCV certification.

I am a bit confused on some of the Philly requirements to conduct business.  I was told that I would simply need to get a rental license (apparently different from a RE license?).  I now see on Phila.gov that a Commercial Activity License is also required?  Or is it not?  Since NY has reciprocity with PA when it comes to RE license, is it worth paying the fees and going through the paperwork to get my PA broker license?
