Columbus or Savannah?

Hey BP! I’m finally ready to take the leap and acquire my first property. I’m an agent in Atlanta but seeking for properties in Columbus or Savannah. Both are military cities and college towns with great potential for buy and hold investing. I’m curious of your thoughts though. I am leaning towards Savannah mainly because it’s a great city for tourism but not sure if I should still consider that a factor due to COVID. Also because it’s a coastal town I’m understanding I would have to get flood insurance for whichever property I acquire which would essentially eat into my cash flow but I’m not very familiar about flood insurance rates so I don’t want that to scare me off. Anybody familiar with these markets? And if so any insight would be helpful. Thanks!
