Paying a Bird Dog on Commission

What is a good number to pay someone for commission on sending you a distressed property while driving for dollars?  I'd like to offer an opportunity to a few people I know outlined like this:  If you refer me to a distressed property in your area that I'm able to close on, I'll give you a flat rate of $___.  Anyone else doing this?
