Rookie Starting a Real Estate Development company.

My parents have a vacant lot in Fl.   I am asking them to give it to me so I can build a house; sell it and after that repeat the whole thing again.  I just don't want them to give it to me for free would like to have them as investors maybe for the project or company?  what will be the right way to do this since I have never done it before?  Should I start a company right away?  Are there any books or courses here that  I can read to help me start this?  All your help and advice its very appreciate it.  thanks again.
