Resources to learn how to structure deals with investors?

Ideally, without using my own money or credit, I would like to learn about what kind of deals can be set up with lenders or investors (like equity partnerships as an example) to buy multifamily properties and apartment buildings. I just don't know how to set the deal up to where it would be attractive to an investor, but still allow me to begin my real estate journey without using my own capital or credit. I'd really like to learn the mechanics, how each party benefits, how each party in the deal gets paid, etc. Any resources or guidance would be greatly appreciated!
