Househacking in Rhode Island

My wife and I are newbie investors currently living in NJ. We are renting but we are planning to relocate closer to family by buying our first house hack in Rhode Island, most likely in the East Bay (Bristol, Warren, Portsmouth, Newport etc.). I wanted to reach out to see if anyone has employed this strategy successfully and if there are any recommendations for investor friendly realtors and lenders. Thanks in advance!
