New investor looking for help

I am located in south new jersey and i am looking to buy a duplex. I would like to rent out one side and live in the other while renting out one of the rooms on my side. i cant seem to find many if any duplex listings. is there a way to find deals or do they tend to come and go fast? also is it even possible to find a duplex for around 150k in new jersey? I am limited by how much money i make but i have read that this way of house hacking can be very affective and id like some help figuring out how it might be possible in my area.
