Kansas City Metro - Starting Out

Hello! We currently have one rental in Raytown. I'd like to add some more over the next year. Looking to basically BRRR these - I had that plan but didn't know there was actually a name for it :)

We have a property manager we like and they are also real estate agents. Should I use them for finding new deals or is it best to keep that separate?

Any help for finding contractors and agents specifically in KC would be super helpful! I'd love to chat with some people currently in the BRRRR game around here to see if my initial assumptions are in line or if I am way off.
