Rental Property with Pool

Dear BP Members, Although there are a lot of posts regarding rentals with pools every situation is different and hence reaching out for advice. So i am in contract for a single family home in a great location in Austin area. Only problem is it has a pool. Now i have read all the caveats of pools and it being a liability. But i got an amazing deal on this house and on one side dont want to lose the deal. I know Pools can have higher insurance rates, you can be sued, every week maintainance etc. So if i were to take a good insurance and have a solid pool addendum in place is it still a problem. If i add up all the costs i just break even and that is fine by me as i am looking at appreciation and not cash flow.
