First duplex investment

I am coming out of a divorce and looking to reformat my life. I am aiming to invest in purchasing a duplex/triplex with me living in one of the units.

I am planning on using financing to put as little down as possible and use cash to make initial repairs/changes etc.

I plan on living there for at least 1 year as I move into this née stage of my life.

What advice do you have for me?

Some questions I have:

Do I just go about managing tenant placement and such myself?

Any advice on how to judge a property for opportunity for myself with little to no background knowledge of buildings/homes/being a landlord?

What should I absolutely avoid??
