Multi-Family Market Locations (Northeast)

I currently have an owner occupied 3 family in Connecticut and am looking to invest in a larger multi-family property.  Most of the deals within CT and bordering states seem to be less financially appealing as I see in southern states and western states (in terms of cash-on-cash return).  Am I way off on this? I am thinking of investing in more distant properties like North Carolina, while not getting too far from home. What do you all think?
