Looking for a multi family home in TX

I’m looking to relocate and buy my first multi-family home in SA, Austin, or DFW.

I was wondering if any of those large cities fit my criteria:

2-4 plex

Good public transportation

Safe neighborhoods

250k range

Are there any you’d recommend over the others, or does one sound like a better fit? I hope this isn’t too broad, but I just want to start narrowing down my location if possible.
