Reliable resource for small market multi-family cap rates?

Hey Everyone,

I am in process of determining my shortlist of markets to enter and one metric/indicator that continues to give me heart burn is finding a reliable source of Cap rates for smaller markets that interest me. Does anyone have a recommendation for a reliable resource for commercial multi-family cap rates for smaller markets that don't make the national reports by IRR or M&M?

I am most interested in these locations if no such resource exists aside from reaching out to a broker.

  • Des Moines, IA
  • Fort Collins, CO
  • Bend, OR
