Best way to begin investing with $15,000

I'm looking for where to start with $15,000. Educating myself is first and foremost, but where I should focus my education efforts is the underlying question. It feels like its not enough money for a BRRRR and I'm not going to be house hacking for the time being (a strategy I'm using for a later date), so it feels like my only option is to buy and hold a property (preferably turnkey) around $50,000 with 20% down.

(I also have some ignorance from living in California for all 24 years of my life, where $50,000 can't even buy you a cardboard box underneath a bridge)

Knowing what you know now, what would you do with $15,000?

Any other advice you want to give to a newbie is also appreciated!

@Tarrek El-Saadi Have you considered partnering with someone in an out-of-state investment? I think two people with $15,000 each would be able to buy a solid investment in a more affordable market, while still leaving some for reserves. Let me know your thoughts!
