Newbie: My first deal analysis

Today was my first day analyzing a property, looking from the outside and through the window,needs a total rehab. It's a single family with 7 rooms, 4 bedroom, 2 full baths. Area sold comps range from 250k - 299k. There are potential easement issues because the property sits in back of another property.  The asking is $144,000 dollars, needs about 100k. I want to learn to analyze deals to wholesale. Today I was following suggestions from a podcast, to analyze a deal every day. I haven't ran it through the calculator yet.
