First time home buyer loan questions and strategies

Good Morning! I am in the process of buying my primary house here in Denver, CO with my girlfriend. We were hoping to keep this house and loan under my name so my girlfriend in a year or two could buy a house under her name that we could rent out. Our lender we are using has not been the best in going through all of our options and if keeping her off the loan would make much of a difference. 

 Does anyone have any advice on how to maximize this for my girlfriend and I? Would keeping my girlfriend off the loan but putting her on the title keep her from getting a great home loan rate in the future? 

Ideally, as I mentioned above my girlfriend and I would like to buy an investment property in about 2 years with a low down payment loan.
