Advice on storage unit purchase

I've been researching and preparing to buy my first rental property, and an opportunity came up to buy the lot next to my house. This lot includes a 2-year-old, 1,700 square foot steel building with three bays that would be ideal for car or boat storage.

I'm looking or advice or resources for determining any legal/zoning issues with renting storage space in a residential area. And does anyone have experience with services like Neighbor or Stowit to list your storage property?
