New to RE investing and BRRR

So I'm new to the real estate investing world and I've been looking for deals in the Atlanta area. I've been talking to wholesalers, hard money lenders, private lenders, and looking at local deals that seem pretty good but not sure what to look out for in particular. I'm just a little overwhelmed and not sure where to start but I do know that I want to use the BRRR strategy. I have had someone offer to invest some money in me but I have no idea how to write a portfolio
