House Hacking Resources for Multi-Family in Miami

Hello BiggerPockets tribe.

My wife and I are thinking about purchasing a multi-family property in the Miami, FL area where we can live in one unit and rent the other(s). 
We are open to purchasing a duplex, triplex, or fourplex and it will all come down to how to make the deal work. 

This would be our 1st home residence so we are considering how to pursue FHA Loan Guidelines to make this deal more attractive. We need help with finding a mortgage broker that will help structure the financing on a multi-family property the best way possible.

We need help with finding realtors in Miami area who work with real estate investors and multi-family properties. 

A general question we have is whether a lender will include the potential rental income as part of the underwriting qualification process or will they strictly use our work income for mortgage qualification purposes. 

I look forward hearing from you all with ideas.
