Buying a mobile home in a park with lot rent

First post and looking to start investing! Im in the Atlanta area would love to build a rental portfolio and maybe some flips along the way! I have my first possible deal from a friend they have a mobile home in a nice mobile home park rent is 415 as of now the unit is 30 years old but he has lived in it since it was new. The unit is liveable but will need about 2.5k in Reno I can buy the unit for 8k cash and other units in the park are renting around 850-1000 a month also the park has had some recent renos of there own they sold for around 70k. I would love to hear thoughts on this deal as I have no experience. My only big hold up is the fact its not on private land. But I feel its a good investment. Thanks
