How do you handle paperwork on off-market property?

Hey BP team,

Two main questions:

1. Once you find a property that (fits your criteria and) the seller is willing to sell, how do you start paperwork or who handles it? My assumption is the seller isn’t going to want an RE Agent taking more money from the deal so does that limit your use of an agent?

2. What are the actual/physical first steps in building a team for REI? (I understand you want a team in place before you even offer on a property.)

I’ve been reading books, forums, and listening to audio books & BP podcasts incessantly in preparation for my first property investment.
