Using a Realtor for Off Market Properties

Hello BP,

Should I get a Realtor for off-market properties?  I'm not seeing the benefit.  If I drive around, find the property, call the owner, get them to sell....why do I need a Realtor??  I have one now that wants me to sign an exclusive-right-to-sell agreement, but she is saying that it would apply to on-market and off-market properties.
