How to actually buy a propery?

This seems so silly, but I have no idea where to look or what actual steps to take! We found a property we like, I'm in contact with the seller and we are going to do owner financing on it. Everything sounds good, except I don't know any of the steps to actually put it under contract. Should I get an agent if they don't have one? Can I write an offer letter myself? How to I start the process of purchasing this house? I know that's a lot of questions, and if anybody has a good resource that walks you through offer to close, I would greatly appreciate it. Thank you!
