No/Low cash down strategies for 1st investment deal

I am a new investor looking to make my first deal. I am a general contractor and have identified a duplex that has a great ADU value add. I have been listening to the podcast for some time and seem to always hear that there are so many creative ways to look at deals with little to no money down, or that you should never let a lack of cash stop you from making the deal. The deal is 500k (current rental income is $2,700) $100k construction budget with an ARV of 800. I cannot live in as primary residence (have my own already) and don't have 100k for down payment: any creative strategies out there?
