Just like the title of this post says. We have all said I wish I knew then what I know now. Well what tips would you tell your rookie self with $40K who was eager to finally start their Real Estate career to do? What components of the team is necessary? What market? What strategy? Just curious to hear some ideas.

@George Brown What Market and What Strategy completely depends on you and your goals.  

With 40K and living in NYC(this is almost exactly how much I had when I started and where I lived), if you are looking to build cash flow, then I would recommend finding a location near NYC (within 2/3 hours driving distance) and do a buy and hold.
