No money down JV deal experience with hard money?

Hello BP community! I'm a new investor looking to get involved with fix and flipping out of state SFH units but have little capital to start but excellent credit. I was looking into JV deals but had a few questions. Any type of feedback would be greatly appreciated! Also I've read Brandon's book on No Money Down Investing, I just want more personal insight.

1. Has anyone had experience leveraging their credit to do JV deals with partners and hard money lenders with no money down? I've read some people may have cash but not the credit and it would be a great deal for both parties.

2. Where could one find these type of JV partners (not the HML)?

3. Would any hard money lender work with a new investor with no money down? What if they had a great deal?

4. Are hard money preapprovals hard inquiries on your credit?

5. Is there any groups that discuss JV partnerships or in my situation?

I appreciate any and all feedback!
