Can I Wholesale a Quitclaim Deed?

Hello! I'm very new to real estate investing and I'm currently trying to get my first property under contract. However, the house is for sale as a Quitclaim Deed. The seller says they bought the house through a QCD roughly a year ago with intentions of fixing it up. They lost support which is why they're selling now but I don't really understand why they're selling as a QCD now if they claim full ownership. Is it possible to still get this under contract? And if I can, what difference would it make in my contracts? Thank you in advance :)
