Adding a third bedroom?

I'm currently finishing off an unfinished basement in a condo. It currently has 2 beds and 2 full baths. I'm adding another full bath in the basement. I was going to build a bedroom down there but adding an egress window will be expensive. The rent will already be high end for the area. Is adding a third bedroom going to be worth it or should I just make it a "bonus room" and not worry about making it an official bedroom?

Not sure how much it will cost but you could calculate your ROI.

- How much it will cost to convert to bedroom vs how much rent you would receive?

-- For the same amount of money could you invest that into another deal? What would be the ROI on that.
