Hello everyone, I am a 51yrs young man living in the Buffalo, Ny, with little real estate or financial education. However, I am animate about becoming a successful real estate investor. Should i seeking more education or learn by experience? I am in desperate need of guidance to make my dream come true. Any and all tips, or suggestions would be GREATLY appreciated.  There are a lot of professionals that can help you get into the proper investment asset.  However, you need to be as informed as possible to make a good decision.  There are a lot of things to consider, with the most important being, what are your goals?  Are your goals to generate cash flow, work towards appreciation, take on large renovations, etc...

The second most important decision is what is your risk tolerance.  I can show you some available properties currently listed with 20%+ returns but... are you willing to take on the risk?  They are in tough areas, high crime, lots of collection issues, etc.... however, when they work they work extremely well but, when they go wrong they go very wrong.

I would start by writing down your goals, considering what you think your strengths and weakness's are, and then try to set up a plan that can be executed.  A investor friendly agent will have every vendor you could ever need, and should have 3-4 qualified professionals in each category.
