20y/o investor in South Florida with 500k cash looking for ideas

Hey guys,

I’m an entrepreneur in my early 20s living in South FL.


I come from nothing and through a lot of hard work have managed to do really well for myself.


I want to set aside around $500k cash and invest it into real estate.


I want to build a team that allows me to actively invest into real estate while I focus on my main business. I’m in sort of the planning phase but I have a close friend realtor and another who can do any type of rehab who I can pitch this to and would be all over it.


I’m not interested in syndications and I’m open to using as much leverage as possible.


I guess i'm between investing into duplex/triplex/quadplexes but I'm not sure if I want to BRRR or buy something ready to go.


I guess other options is buying commercial multi family but i’m just not sure.


Other things i’m thinking about in terms of rentals are the current laws with evicting tenants. This is probably not a huge deal aslong as they’re vetted properly but just thought I’d mention this.

Any thoughts you guys have would be appreciated thank you
