Tragic House Fire Nearby

Hello and good morning BP community -

As we all know, time is of the essence so I will try to be as concise as possible. I'm from the suburbs of Chicago and have been looking for an off-market, distressed property to begin my REI journey. First time poster - so please bear with me. I'm still looking to build a team of partners, contractors, realtors... you name it. I've just been trying to learn as much as possible over the last year. So-

A true tragedy. (I will leave the names out of respect, but my condolences to this family nonetheless):

There was a nearby house fire last night that resulted in the homeowners being found dead. I believe the daughter survived. After doing some research, it appears this house has been in the family for a couple generations. I’m not close with this family but I know who they are.

Putting my feelings aside, and knowing how quickly offers are made around here... what advice would you give me/yourself if you were in my shoes here? Where should I start? Say, I do find the contact information of this daughter, how does one even start the conversation never having done so? What should I be doing today to set myself up for success tomorrow here? What information should I verify and how? Will there be an investigation that restricts a sale for sometime?

Taking any and all thoughts, advice, and ideas here! Appreciate anything you have to offer!

I work in construction / project management so the least I could offer is to oversee operations and provide a portion of the down payment if things make it that far. Like I said, the house is nearby, so I’m open to partnering with someone in creative and numerous ways.
