New investor with 100k cash looking for ideas

I am in my mid-thirties with two kids, live in Maryland, DC suburb. My wife and I have decent W2 income of ~250k, but we are also supporting our parents, paying for two primary home mortgages with ~6k/month. Our monthly savings will be shrinking as both kids are going back to daycare next year after the pandemic. I am looking for ideas of investing our 100k cash to give us more financial freedom in the future. Since we already have ~200k of retirement money invested in stocks (and maxing out our 401k contribution every year), I am looking to real estate investment to diversify my portfolio. Any idea will be appreciated.
