Best Loan to Start Stacking

New to rental purchases, stacking and getting loans to cash out to purchase more rental properties. I purchased a SFH with cash that is only going to pull in $700 a month as the home was built in 1975 and there haven't been improvements at all (My son is the tenant and he is going to remodel the house). I would like to get a cash out loan that I can use to purchase another rental that will cover the cost of both mortgages. What banks in the Northern Virginia area have people had luck with for refinance loans for LLCs.
