Houston, TX Submarkets for BRRRR

Hello BiggerPockets!  

Per the description, I am new to the game in Houston and I am overwhelmed with the submarket options.. I have been looking at the Spring Branch area as well as the Energy Corridor/Westchase areas. I am looking for second, third, forth opinions and recommendations for a neighborhood to BRRRR.

I am looking to put ~15k down and about 10k in renovations. 

Also, if anyone has advice on resources to accurately research average appreciation, rent increases and stability over time I would GREATLY appreciate it!!
