New to Flipping (Philly/South Jersey)

Hey gang, new to this site as well as to flipping. I just acquired a rental that’s cash flowing $1300 monthly and I’m leery to buy another rental property in this “can’t evict” environment. So I’m considering buying some rehab houses to fix & flip. Could use some tips and tricks for newbies on this..If anyone is from the Philly/South NJ area, please give me some guidance. Thanks!
